Applicant Criteria

Alston Estate Company LLC (AEC) has established the following criteria to ensure that all applicants are treated equally. AEC complies with the Federal Fair Housing Law and all applicable laws.

​The following criteria must be met for an application to be considered for approval:

  1. The applicant must complete an application form with accurate information. 

  2. Application must be completed in full, dated and signed. 

  3. The applicant must submit a copy of proof of identity. 

  4. Each applicant must apply through Zillow. $29 NON-REFUNDABLE application fee is paid on Zillow.

  5. All income must be verifiable. If there is a charge for employment verification, it is the responsibility of the applicant to pay for the verification. 

  6. Applicants must provide documents requested via Zillow application platform.

  7. ​The applicant must not have slow pays, judgments, eviction filing, collections, liens or bankruptcy within the past seven (7) years found as documented in ​credit history and/or civil court records.

  8. Upon inquiry of previous landlords, rental history must support timely payment, sufficient notice of intent to vacate, no major violations or illegal activities, no unpaid NSF checks, and no damage to the unit at the time of lease termination.

The following criteria must be met after application has been approved: ​

  1. Once a lease has been established, applicant will be required to pay an agreed upon Security Deposit and first month's rent at the time of signing.

  2. AEC reserves the right to require a higher security deposit or additional prepaid rent.

Note:

  1. The number of occupants must be in compliance with HUD standards/guidelines for the applied for unit.

  2. AEC reserves the right to report all non-compliances with the terms of rental agreement or failure to pay rent, or any amounts owed to the credit bureau as allowable under applicable laws. 

  3. Smoking is prohibited in any area of the property, both private and common, indoors and within 15 feet of the building including entryways, balconies, and patios. The policy applies to all residents, guests and service persons. Residents are responsible for ensuring that family members, roommates, and guests comply with this rule.
